Park Models 101

A Park Model RV is a factory-built vacation unit designed to be set in one location for seasonal or long-term use. Most are under 400 sq ft, not counting lofts or porches.

Typical footprints are 11–14 ft wide and 35–45 ft long, under 400 sq ft of interior space. Layouts can include a bedroom, full bath, kitchen, living area, and often a loft.

Yes. GOC models are designed to be relocatable. They can be installed on blocks for easier moves or on permanent foundations for long-term placement. Since they use standard water and sewer hookups, disconnecting and reinstalling at a new site is a straightforward process .

Park Model RVs are commonly built to ANSI A119.5. Your sales rep will confirm the exact code and specs for the model you are ordering.

Common placements include RV resorts, campgrounds, private land, and seasonal communities. Local zoning, HOA rules, and park policies always apply. Check placement rules before ordering.

Delivery and Setup

Where there is a will, there is a way. We ship all over the continental United States and have shipped models to Puerto Rico. Island and remote deliveries may require port coordination, special routing, or a crane.

Delivery time varies by factory schedule and carrier availability. On average, plan for about 10 weeks from the date you place your order to delivery. Weather, custom options, permitting, and distance can add time.

Have a level pad, utility stubs in the right locations, and clear access. Plan for at least 14 ft vertical clearance, appropriate turning radius, and a clean approach free of soft ground.

The unit arrives on a carrier, is set in place by the crew, and blocked and leveled. Utility hook-ups, skirting, decks, and steps are typically handled by you or your contractor unless otherwise arranged.

A furniture package is available for all units and typically includes:

Yes. Many customers add site-built decks, steps, ramps, and skirting after delivery. Local codes and park rules apply.

Living & Utilites

Models can be ordered with insulation and HVAC packages suitable for many climates. For extreme hot or cold regions, ask about upgrade options and recommended site prep.

Models connect to water, sewer or septic, and electrical service at the site. Gas appliances use LP or natural gas depending on your setup.

Usage rules vary by location. Park Models are designed for recreational and seasonal living. Check local regulations for full-time residency.
